Information

Lockerbie is a thriving market town which lies on both the national road and rail networks, making it ideally situated for access to the rest of the country.  The surrounding countryside offers a varied choice for those seeking country pursuits such as fishing, walking and horse riding, whilst the town itself has an 18-hole golf course, bowling green, ice rink and squash court.  The town also offers the usual range of shopping facilities, whilst the county town of Dumfries (some twenty-five minutes away by road) has two cinemas, a Leisure Centre and a wide range of national chain stores and specialist shops.  Carlisle is twenty minutes’ drive to the south.  Lockerbie has highly-regarded schooling to both primary and secondary level in a new combined-school.

This impressive large family home is close to all the facilities Lockerbie has to offer. It is situated in a quiet residential street offering large rooms and high ceilings retaining many period features with a stained glass ceiling window in the upper landing allowing light to flood the hallways. Although some rooms have recently been re-decorated and re- carpeted, some work will be needed to restore this property to its full character. Viewing is recommended.

Entrance into the tiled vestibule leading into the hallway, which has been recently redecorated, this has a feature staircase with wooden balustrade. The downstairs accommodation comprises of a large lounge with feature bay window, open fire with oak mantle and surround, wall lights, ceiling rose and ornate cornicing. Across the hallway lies the Sitting Room which again is a large bright room with windows to the front and side, with detailed cornicing, ceiling rose and fireplace. The Dining Room lies to the rear of the house and leads to the kitchen which provides worktop preparation space and a mix of wall and base units but consideration may be given to modernisation of this area. There is a large pantry cupboard which currently houses a fridge freezer but has ample shelving and storage space. There is a rear hall with wc and rear access door to the garden. Returning to the hallway and the study which could also be used as a Bedroom.

The carpeted stairs lead up to the upper accommodation with a small stairway midway leading to the bathroom which comprises of bath, wc, bidet, vanity unit with sink and separate shower cubicle with electric shower. The bathroom has wall panelling and this room also requires modernisation. Returning to the upper landing which has a stained glass ceiling light allowing light to flood through the hallway. The MasterBedroom lies to the front of the property with built in wardrobes and overhead cupboards providing good storage in an already large room. There is an electric fire with wooden surround. Bedroom 2 also lies to the front and has a large bay window and wooden mantle. Bedrooms 3 & 4 lie to the rear of the property. Bedroom 3 has a wash hand basin and a door leading to the rear hall and bathroom. Bedroom 4 has a cast iron fireplace with decorative tiles. The Box room is classed as a 5th Bedroom but could be used as a Dressing Room, sits to the front of the house and has a loft access hatch. The property has electric panel heaters in some rooms and a mix of gas, electric & open fires throughout the property.

Outside the property enjoys large gardens to the front and side with drying green. There is a brick built out building to the rear.
