Palnackie is situated on the River Urr and is a thriving community which benefits from a local public bar and restaurant, primary school and a small community shop. The area is noted for its spectacular coastline, which provides a vast range of opportunities for the outdoor enthusiast including wonderful walks, game, coarse and sea fishing, as well as shooting, sailing and cycling. There are numerous beaches and sandy coves within easy reach of the property and the area boasts a number of golf courses. Historically, it was the river port for Castle Douglas, which is Dumfries and Galloway’s Food Town. This is located 6 miles away and Dalbeattie is also close at hand. There are excellent commuter links with the A75 providing access to both the M6 & M74. Ferry links to Northern Ireland run from Carinryan and Glasgow and Prestwick Airports are accessible from the nearby A76.

 

 

There is currently a shared access leading to the property, which has a driveway and parking area to the side and front. Entrance to the house is by way of a Sun Porch. This opens into a central hall with, in to the left, the Kitchen. This has an open fireplace, which could be used (subject to any necessary checks), and is large enough for dining, but there is a room off the adjacent rear hallway which could be used as a dining- room, if preferred to current use as the fourth Bedroom. Clawback Clause 

The sale of this property will be subject to a clawback clause.  In the event of the purchaser, or their successors, obtaining Planning Permission for the erection of a further dwellinghouse or dwellighouses on part or parts of the property, then, either on sale by the then-owner of those part or parts with the benefit of the Planning Permission, or upon commencement of the development of the further dwellinghouse or dwellinghouses, the then-owner will pay the seller of this property a sum equivalent to 75% of the difference between the developed value of that part or parts with the benefit of Planning Permission and the undeveloped value of those part or parts without the benefit of Planning Permission.  A Minute of Agreement will be entered into between the seller and purchaser providing for the same, and for the transmission of the obligation to any future purchaser (unless the clawback is paid), and the seller’s position will be protected by the granting of the Standard Security over the property.
